Diam diam 收錢,結果幾乎都忘了 ARREIT 的存在,好像很久沒留意它了。=.=|||
ARREIT沒有買進新的產業,收到的租金自然也不會有太大的增長,收到的租金和花費的增加勉強還算是成正比,income distribution 自然也不會有什麽大躍進了。以目前的價位,0.93 來説,一年的 net income distribution 都還有 7% 左右,拿來取代 FD 算是不過不失了。
ARREIT目前的隱憂:
1. 銀鳥集團(Silver Bird)續約能力市目前最大的隱憂。雖然銀鳥的擔保人在6月是解了它無力償還租金的窘境,但也只能維持到01/2013,距離現在也只剩下2個月了。須知道銀鳥是 ARREIT 的主要租戶之一,佔 ARREIT 10%+- 的租金收入。
2. Wisma Amanahraya (Damansara)的租約將于 07/2013 expired,目前租戶 CIMB Investment Bank Berhad 估計不會續約(會搬去KL Sentral)。
希望 ARREIT 的管理層能夠積極解決上述隱憂,不然它的價位 + 派息能力勢必受影響…… 也希望 ARREIT 能夠積極一點去發展,好好利用剩餘的貸款空間(目前 gearing ratio 0.35左右,可以去到0.5)。
目前保持觀望態度,由於大選將至,也不排除大選前清空所有的票握現金,先看看再説咯。
